Real estate trends Costa Rica

A couple of people I know selling real estate along the Central Pacific and Central Valley are now looking for other work. They claim that nothing is selling anymore.

The major issue in CR is the complete lack of affordable financing. (Rates are around 13% at many banks). The other issue is lack of credit in the USA (which is our biggest buyer here next to Canadians). Those two things leave a lot less of a buyer pool. Our office is down 50% from last year. That is a big number. Many people leveraged their homes (2nd mortgage, HELOC) and the ability to do that now is much harder. I am happy we are selling at all! Property management is good this year--which is a plus. The buyers that are buying are looking for good deals. The 'good deals' go quickly. There are also many unrealistic people that think their places are worth more than they really are. The only people 'giving' property away are those who are desperate to get out due to their own financial situations. Not everyone is in that situation and that is what dictates the so-called 'fire sale'. Developers are also different across the board. Some are offering financing, which helps in sales. There are also many built projects that are overpriced and have sold very few units. I know of one project in particular that has sold only 3 or 23 units! On the contrary there is another project that has sold 55 of 60, so it all depends. some developers are reducing prices if they have not sold many units. That is the situation at the beach in our area of Guanacaste.

Gee, Miss Vicky. Did you find all of that all by yourself? Did you not notice that this is a thread for discussion about real estate trends in Costa Rica, and NOT for sales pitches? Please put future sales pitches down where they belong, and leave areas like this for people to exchange ideas without being subjected to sales pitches.

How many units are complete and ready for occupancy, of those how many sold? How are the pre-sales going with the 140 units in the second phase? Are the price points stable or having to be reduced to close sales? What options with financing are available?

HA, HA, HA, Let the blood bath begin. 200K you say? ummm, did anyone tell you this is Latin America? Prices are different here.

 

I've got 35K that I would be happy to give you for one of those units. Seems about right to me. You gotta love the law of supply and demand........

c'mon mod. maybe its allowed in this section to advertise but its really not a response to the start of the topic which is about the trends in realestate in CR.

although it pretty much demonstrates the pressure some developers must feel, which might be a trend (but i dont think the advertiser had this in mind).

but maybe just start your own topic with your own header instead.

 

so maybe lets continue with the start; trends we see in CR

 

 

when i speak to to people active in realestate in central valley i hear that hardly anything sells and they move to rentals which is supposed to be relatively ok.

 

in saw in nosara that the selling was slow, but somehow it moves and prices hardly dropped, in other places in guanacaste i saw prices drop much more. but everywhere its slow.

 

and i dont know about jaco from my own observations but would really be interested to hear from others how this huge overcapacity affects the prices, all the best to miamidavid but the 'joke' of kahuna might have some truth in it. but lets hear something from a real Jaco expert; david??

i must be one of a few people that want to move to costa rica, but do not want to buy real estate. i would think that a person would not want the respondability of ownership. i just want to be carefree and live my carefree. and be able to pickup and move whenever i'd like, but thats me, later, paul.
